After a long back and forth and struggle, the City of Miami has added a new set of laws for short term rentals in Miami Beach. The laws are not the same throughout the city; instead, different sets of laws apply to different municipalities. Following is a rundown of the latest regulations for
short term rentals in Miami.
Multi-family residential districts In Miami Beach Homes: “Grandfathered” right-holders (those who operated before the new law) may rent their short term rentals. A license will be required.
Single family districts in Miami BeachHomes: Short term rentals of 6 months or less are not allowed. This applies to Miami Beach, Star Island, Hibiscus Islands, Venetian Islands, Biscayne Point and South Beach.
Commercial districts in Miami BeachApartments/condos: Condominiums in commercial districts (Washington Avenue, Collins Avenue, Ocean Drive, etc.) are permitted to be rented as short term rentals as long as the general building permits it. A license will be required.
